Our shop is at 6 Colby Court, so Waterloo bathrooms are close to home. We design and build custom bathrooms across the city: ensuites with a real walk-in shower, family bathrooms that hold up, powder rooms with personality and basement bathrooms built to code, with the City of Waterloo permit handled whenever one is needed.
Our shop is here, at 6 Colby Court. Part of our bathroom renovations service, and one of our Waterloo renovation services.

Bathrooms in Waterloo homes
Waterloo's housing runs from Uptown character homes to new west-side subdivisions. The bathroom brief changes with it.
Dated 1980s and 1990s ensuites
Beechwood, Lakeshore, Lincoln Heights, Colonial Acres
Large ensuites built around a corner jet tub, a small shower and oak cabinetry convert beautifully into a generous walk-in shower, a freestanding tub and a vanity scaled to the room.
A first ensuite in an older home
Uptown, Mary-Allen, Westmount
Character homes with a single bathroom. Adding an ensuite usually means borrowing space from a closet or bedroom and running new drains carefully through the original structure.
Basement bathrooms
Laurelwood, Clair Hills, Vista Hills, Eastbridge, Columbia Forest
Newer homes often have a rough-in waiting in the basement. In Waterloo, adding fixtures needs a permit even at an existing rough-in.
Bathrooms for rentals and suites
Northdale, Lakeshore North, University Downs
Durable finishes and layouts that suit tenants or a returning student, built to the city's requirements for legal units. Waterloo requires a rental licence to rent the unit.
Do you need a permit for a bathroom in Waterloo?
Waterloo's list is the most explicit of the three, naming even new fixtures at an existing rough-in.
Here is what the City of Waterloo's published permit list says about the work a bathroom renovation usually involves:
| Work | City of Waterloo |
|---|---|
| Cabinets, countertops, tile, paint and flooring in the same layout | Not listedNot mentioned on the city's list |
| Replacing a toilet, sink or tub in the same location | No permitSame type, same location |
| Adding or moving plumbing fixtures, including a new bathroom | PermitIncluding new fixtures at an existing rough-in |
| Removing a non-load-bearing wall | PermitAdding or removing walls, interior demolition |
| Re-insulating walls, ceilings or floors | PermitChanging insulation type or R-value |
| A new window or door, or a wider opening | Not listedElevations required if windows change as part of a renovation |
| Electrical work: new circuits, lighting, a panel upgrade | ESA permit |
- Waterloo requires a permit to add fixtures even where a rough-in already exists, and lists adding or removing walls and interior demolition as permit work.
- Changing the insulation type or R-value, common when a bathroom on an exterior wall is gutted, also needs a permit in Waterloo.
From the City of Waterloo's published permit list, checked October 2026. "Not listed" means the city's list does not address that work either way, so ask before you start. We confirm the requirements for every project. The three-city comparison, with fees and timelines, is in our permit guide.
Permits and inspections in Waterloo
We prepare the drawings, file the applications and book every inspection. Here is what is involved.
Building permit
Applications go through the City of Waterloo's building permit portal. The city reviews house renovations in 10 business days once an application is complete, and flags anything missing within 2 business days. Renovation permits are $0.62 per square foot, with a $132 minimum.
Inspections
The mandatory inspections are printed on the permit, and each one is booked before the work it covers is closed in. The earliest slot is the next business day.
Electrical
Lighting, heated floors and new circuits are permitted and inspected by the Electrical Safety Authority, not the city. Our licensed electrical partners file for their scope.
Bathrooms in a secondary unit
A bathroom in a basement or main-floor additional residential unit is part of that unit's permit, and a city rental licence is required to rent it. Our basement apartment guide covers Waterloo's rules.
More detail on permits in all three cities is in our permit guide.

A visit from close by
Most of Waterloo is within ten minutes of our shop. We look at the room, the plumbing and the floor structure, and the visit and a written preliminary proposal are free.
A custom design
A vanity sized to the room, a shower laid out for how you actually use it, niches and benches framed in, and tile planned so the cuts land where you will not see them.
Plumbing, waterproofing and inspections
New drains, supply and venting, then a full waterproofing membrane and a properly sloped pan, with each inspection booked before anything is covered.
Tile and finishing
Precise tile layouts, frameless glass, lighting at the mirror and a quiet fan that clears the steam, with materials ordered ahead so the schedule holds.
