Home renovation contractor in Kitchener
Kitchener is fifteen minutes from our shop, and it is where a large share of our projects have been built since 2007. As your general contractor, we run the whole job: design, permits, our own carpentry crew and long-standing licensed trades, under one project manager. From century homes near Victoria Park to post-war bungalows and newer subdivisions, we know the housing stock and the City of Kitchener permit process well.

What we renovate in Kitchener
Six kinds of renovation, one general contractor and the same crews from the first day to the last. Here is what each looks like in Kitchener.
Kitchen renovations in Kitchener
Opening closed galley kitchens in century homes and post-war bungalows, and replacing builder-grade kitchens in Doon and Huron with custom cabinetry, stone and proper lighting.
Bathroom renovations in Kitchener
Ensuites carved out of 1980s and 1990s two-storeys, family bathrooms built to last, and bathroom remodels in older homes where the plumbing is brought up to date.
Basement renovations in Kitchener
Finished basements and legal additional dwelling units. Kitchener allows up to four units on many lots, and no parking is needed for an ADU within 800 m of an LRT station.
Home additions in Kitchener
Second storeys on bungalows, rear additions for a bigger kitchen and family room, and main-floor suites, designed around Kitchener's zoning from the first visit.
Whole-home renovations in Kitchener
Whole main-floor reworks: walls out, an engineered beam in, updated mechanicals and finishes that finally tie the house together.
Renovate-to-sell in Kitchener
Pre-listing kitchens, bathrooms, flooring, paint and lighting that help a Kitchener home list higher and sell faster.
Kitchener homes we know
Nearly two decades in the region means we have usually renovated a house like yours before.
Century homes and downtown
Victoria Park, Cedar Hill, Mount Hope, the Auditorium neighbourhood
Plaster walls, narrow kitchens, knob-and-tube in the attic and beautiful trim worth saving. We open plans carefully, upgrade wiring while walls are open and match original profiles.
Post-war bungalows and side-splits
Forest Heights, Stanley Park, Rosemount, Centreville
Ideal for open-concept main floors and legal secondary suites, often with a side entrance already in place for a basement unit.
1980s to 2000s two-storeys
Doon, Huron Park, Laurentian West, Pioneer Park
Closed kitchens, small ensuites and builder-grade finishes. The common brief is a kitchen and family room rework, a proper primary ensuite and a finished basement.
New builds
Huron Village, Doon South, Rosenberg
Basement finishing, built-ins, mudrooms and the upgrades the builder did not offer, done to match.
Permits, suites and the Kitchener rules
Every city in the region runs its building department a little differently. Here is what matters in Kitchener.
Permits in Kitchener
Applications go through the City of Kitchener's online services portal. Kitchener reviews house renovation applications within 10 business days once they are complete. Kitchener is the only one of the three cities that lets you remove a non-load-bearing wall in a house without a permit, and it requires one to re-insulate walls, ceilings or floors. Electrical work is permitted and inspected by the Electrical Safety Authority, not the city.
Kitchener has four heritage conservation districts: St. Mary's, Upper Doon, Victoria Park and Civic Centre. Exterior changes there, such as windows, porches, additions and masonry, usually need a heritage permit, and may also need a building permit.
We prepare the drawings, submit the application and book every inspection. See our permit guide for the full list of what needs a permit in each city, with 2026 fees.
Basement apartments and additional units in Kitchener
- Kitchener calls them additional dwelling units (ADUs) and allows up to four units on many residential lots: the house plus up to three additional units inside it, or a mix of units in the house and a backyard building with one or two units.
- Parking depends on location: none required for an ADU within 800 m of an LRT station or in strategic growth area zones, 0.3 spaces per ADU in the Central Neighbourhood Area and 0.6 elsewhere.
- Every ADU except a duplex needs a zoning (occupancy) certificate before the building permit, and three or more units in a building need a designer or architect.
- The City's ADU Grant, which opened January 19, 2026 while funding is available, covers the school board development charges on a second and third unit. Check its current status before you budget around it.
Details, code requirements and grants are in our basement apartment guide. Rules checked October 2026.
